• All routes start and end in Bethany Beach.
• All routes feature a ‘Show & Go’ start.
• Choose from a 5-, 30-, 50-mile or Metric Century route. Completion of the ride is optional.
• Sag Wagon* support available from 8:00 a.m. to 1:00 p.m.
• Designated rest stops with restrooms, beverages and snacks.
• Finish line festivities from 10 a.m. to 3 p.m. (music, food, fellowship and more!)
• The ride will take place rain or shine.

*However, if extreme weather is forecasted, the Bike Tour may be cancelled. No refunds can be given.

SAFETY 101
• All participants must complete an event waiver prior to participating in the ride.
• Participants age 16 and under must be accompanied by an adult and must wear a helmet.
• All participants are expected to obey all traffic laws and
Delaware bicycle laws.

Due to the number of cyclists on the roads event day, all cyclists must follow the below schedule to ensure the safety of everyone. Please refer to cue sheet for hours and locations of each rest stop. Bib numbers must be visible for entry at all rest stops. Maps will link to Ride with GPS. OCEAN TO BAY RUN- 4 MILER APRIL 27th
Sponsored by Magnolia’s Seafood Bar & Grille, the 1st Annual Ocean-to-Bay 4 Miler will be held on Sunday, April 27th with a 9 a.m. start. The newest addition to the Bike Tour Weekend, the race starts right at the restaurant. Runners will enjoy the beautiful scenery of the Fresh Pond State Park during the 4-mile loop.  A full breakfast will be served afterwards courtesy of the presenting sponsor, Magnolia’s. The cost is only $25, and all participants will receive a 2014 Splash Beach Towel.  Register today


EVENT CHECK IN
All registered cyclists must check in to pick up bibs and event shirts.  All cyclists must be wearing their bib numbers to have access to event support (i.e. sag wagon, rest stops, etc)

**A team member will be able pick up packets for the entire team as long as all waivers have been signed.

Last minute check-in will be held the morning of the event. Participants can pick up their bib numbers, event shirt and goody bags

State of The Beach Address 2014

Every year we try to determine what the real estate market in the Bethany Beach and Fenwick Island DE resort market will look like for the upcoming year.   The number of sales in 2013 where down from the 2012 and inventory was low despite the low interest rates.  Hopefully 2014 will be better.

 

Are we any closer to recovery?  Well, that is the questions everyone is asking.  While we have seen slight improvement in prices the inventory is still low with homeowner’s holding to see what the market will do.  We do feel the activity growing it is just not translating into sales even with the interest rates still very attractive.

 

According to the National Association of REALTORS® home sales are at their fastest pace since February 2007, when they hit 5.79 million, and they have remained above year-ago levels for the past 26 months.  This is a national average with the resort and second home markets still lagging behind.

 

So, what do we believe will happen this coming year.  We feel that that market will begin to pick up as the economy improves and more owners decide to sell and there are more choices for the potential buyers to buy.  This should cause prices to rise and as they do more sellers will put their homes on the market.  Interest rates will also more than likely rise as the economy improves.

 

Industry experts are saying that 2014 will be the year that the market recovers.  We are hoping this is true.

 

Banks should have more money to lend and should begin to free up some of the lending constraints but experts are cautious about the uncertainty of new lending regulations that my go into effect in 2014.

 

The one question we hear over and over is, will the prices continue to go up?  While parts of the country that saw a rise in prices in 2013 are starting to slowdown we are optimistic that in the Delaware resorts areas we will start to see some momentum in prices.  This too could bring more opportunity to home sellers.

 

With the lack of inventory we are seeing more multiple offers and this may continue through 2014.  Buyers need to be well informed and able to make quick decisions due to the competition with other buyers.

 

To wrap it up, we expect 2014 to become more of a balanced market as more sellers enter the market, interest rates will still be affordable for the buyers and the economy slowing grows.

Audrey Wrapping For The Needy Children

Each year the Sussex County Association of REALTORS® Community Foundation has fund raisers throughout the year with the proceeds going to making sure the needy children of Sussex County have a meal and gifts at Christmas. This year Audrey chaired the auction which raised over $73,000 for the cause and allowed for approximately 300 children to get coats, gifts and a meal this Christmas.

A group of REALTORS® will meet at a local K Mart and shop for each child and then have a wrapping day to make sure all the presents are ready for the holidays.

This is truly an example of REALTORS® giving back to their communities.

 We are all so blessed to live in such a wonderful area of the country that during the Thanksgiving holiday it would be a shame not to thank all of our clients who have enriched our lives over 29 years Audrey and I have been selling real estate here in the resort.
