  1. Curb Appeal – The first impression a potential buyer will have of your home could be the deciding factor as to whether they even go in to see your home.  So, curb appeal is vital.  Here are some suggestions;
    1. Maintain your lawn.
    2. Keep your sidewalks and porch clear of debris.
    3. Paint your front door and window trimmings.
    4. Trim your bushes and allow light to come in your home.
    5. Yellow flowers evoke a buying emotion.
    6. Buy a new and inviting welcome door mat.
    7. Make sure your house number is clear and visible.
  2. De-Personalize – Allow your buyers to be able to see themselves living in the house and making it their home.  When your pictures of family and friends are on the walls, tables and refrigerator the buyer can feel like they are intruding and become uncomfortable.  Here are some ideas;
    1. Pack your certificates, family pictures and heirlooms.
    2. Remove the children’s artwork from the refrigerator.
  3. De-Clutter – Once again, allow the buyer to be able to see their family living in the home and remove as many items as you can.
    1. Clean off the kitchen counter tops.
    2. Put away all knickknacks.
    3. Box up all the books in the bookcases.
    4. Remove some of the pictures from the walls.
    5. Store essential items in a convenient closet.
    6. Organize closets, cupboards and storage areas.
    7. Move out any bulky furniture.
  4. Rearrange Furniture – Leave enough furniture to show the home in good light and to show the true size of the rooms.
    1. Think less is better.
    2. Rent a storage unit until the move.
    3. Create paths to allow for the buyer to easily flow through the home.
    4. Remove the extra leaves from the dining room table.

    1. Check your electric outlets.
    2. Fix leaky faucets and showerheads.
    3. Touch up paint and patch up any holes or cracks.
    4. Adjust cabinet doors and drawers.
    5. Oil squeaky doors and adjust to close properly.
    6. Neutral colors make spaces look larger and appeal to more people.
    7. Consider getting your home pre-inspected.

    1. Clean the kitchen and appliances.
    2. Straighten up the laundry room.
    3. Wash the windows.
    4. Brush away the cobwebs.
    5. Dust and polish the furniture.
    6. Clean ceiling fan blades and ventilation vents.
    7. Freshen the air.
    8. Check basements and crawl spaces for any mold or mildew.
  7. Stage Your Home For Success! – This can be easily done by you by following some of these simple tips or a stager can be hired for a minimal expense but could be money well spent.
    1. Arrange the furniture and wall hangings to show off the rooms and their size.
    2. Make the home inviting.
    3. Leave lights on and the blinds open to allow for the natural light to come in.
    4. Avoid air fresheners and scented candles, some buyers may be allergic to the scents.  Instead fresh baked goods work very well.
  8. Think Like a Buyer!
    1. Go outside and then approach your home and look at it through “Buyer Eyes.”  What would you think if you were buying your home?
    2. Enter your home and see how if feels.  Buyer’s buy homes on emotion, so your home must feel good t them.
    3. Approach each room and take it in as a potential buyer will and once again see how it feels.
