This year the MSO will be joined by some very special guests: Irish duo The Vallely Brothers, will play the Uileann pipes and the concertina and add a Gaelic element to this performance. State of The Beach Address 2014

Every year we try to determine what the real estate market in the Bethany Beach and Fenwick Island DE resort market will look like for the upcoming year.   The number of sales in 2013 where down from the 2012 and inventory was low despite the low interest rates.  Hopefully 2014 will be better.

 

Are we any closer to recovery?  Well, that is the questions everyone is asking.  While we have seen slight improvement in prices the inventory is still low with homeowner’s holding to see what the market will do.  We do feel the activity growing it is just not translating into sales even with the interest rates still very attractive.

 

According to the National Association of REALTORS® home sales are at their fastest pace since February 2007, when they hit 5.79 million, and they have remained above year-ago levels for the past 26 months.  This is a national average with the resort and second home markets still lagging behind.

 

So, what do we believe will happen this coming year.  We feel that that market will begin to pick up as the economy improves and more owners decide to sell and there are more choices for the potential buyers to buy.  This should cause prices to rise and as they do more sellers will put their homes on the market.  Interest rates will also more than likely rise as the economy improves.

 

Industry experts are saying that 2014 will be the year that the market recovers.  We are hoping this is true.

 

Banks should have more money to lend and should begin to free up some of the lending constraints but experts are cautious about the uncertainty of new lending regulations that my go into effect in 2014.

 

The one question we hear over and over is, will the prices continue to go up?  While parts of the country that saw a rise in prices in 2013 are starting to slowdown we are optimistic that in the Delaware resorts areas we will start to see some momentum in prices.  This too could bring more opportunity to home sellers.

 

With the lack of inventory we are seeing more multiple offers and this may continue through 2014.  Buyers need to be well informed and able to make quick decisions due to the competition with other buyers.

 

To wrap it up, we expect 2014 to become more of a balanced market as more sellers enter the market, interest rates will still be affordable for the buyers and the economy slowing grows.

Why Hasn't My Home Sold?

Why hasn’t my home sold?  Real estate agents all across the country are hearing this from their sellers during these hard market times.  This is the only market we have and the key is to increase your odds in getting your home sold.  There are several ways to accomplish this but it will take a little extra effort on your part and the agent you choose.

 

The marketplace today is loaded with inventory and the tough economy is not helping.  The number of foreclosures and short sales is still high and does not seem to be going away in the next several years.  That is why it is more important than ever to give your home its best shot at getting sold.

 

Here are some tips on positioning your home in today’s market to get it sold;

 

  1.  The Agent You Choose.  All agents are not created equal.  You need to find an agent that is fulltime and knows the marketplace and has the latest tools to get your home sold.
  2. Position Your Home to Sell.  Your agent can guide you here if they understand if they understand the basics of absorption rate and pricing.  Pricing will be vital and your initial market position has to be perfect to get it sold in a timely manner and get you to where you want to go.
  3. Online Presence.  Make sure you have a good online presence.  According to surveys by the National Association of REALTORS® 91% of home buyers start their search online.
  4. Correct MLS Data.  If the potential home buyer is searching for particular features and your home is not coming up correctly in the MLS search your home may not get shown and have the possibility of selling.  This would not only include features but also the mapping of the home.
  5. Great Photos.  Today with the home buyers starting their search online it is essential that you have not only a virtual tour but many thumbnails of pictures of the interior.  The photos need to be clear and give a good impression of the home.
  6. Proper Prose.  Writing to paint a picture to capitalize on the emotion of living in the home is key to getting the showing.  Potential home buyers want to visualize themselves living in the home.
  7. Be Realistic.  When an offer comes in, even if it is low work with the buyer to see if you can find common ground and do not just discount the offer.  In today’s market the old adage of “your first offer is usually the best” has never been truer.
