There's nothing like sitting on the beach and soaking up some sun. But why stop there? Come enjoy the beach under a moon and star filled sky while enjoying a FREE movie!  Bring the family to Fenwick Island for a monthly free family movie night this summer!

On WEDNESDAY, JULY 17th the Bethany-Fenwick Area Chamber of Commerce will be screening “Madagascar 3” on the beach at Farmington Street.

Bring your blankets or beach chairs and enjoy an evening on the beach in beautiful Fenwick Island. The movie will start at dusk. Seating is first-come, first-served.

Movie-goers are encouraged to spend the afternoon in Fenwick prior to the movie and visit all of our great shops, attractions and restaurants before coming to the Flicks.

Event Description: The multi-Grammy and Billboard Latin Music award-winning Spanish Harlem Orchestra has established itself as one of the most formidable Latin jazz ensembles working today. The 13-member ensemble, led by Oscar Hernández, has led the resurgence of interest in the salsa music that emerged from the streets of New York City in the 1960s and 1970s. This engagement of Spanish Harlem Orchestra is made possible through funding by the Mid Atlantic Arts Foundation. $10 per person, plus handling fee. Kids 18 and under are free. Drawing on an impressive variety of ethnic folk styles, this award-winning trio plays everything from lively Irish jigs and down-home American reels to hard-driving Klezmer frailachs and haunting Gypsy melodies! This performance of Simple Gifts is partially supported by a grant from Pennsylvania Performing Arts on Tour, a program developed and funded by The Heinz Endowments; the William Penn Foundation; the Pennsylvania Council on the Arts, a state agency; and The Pew Charitable Trusts; and administered by Mid Atlantic Arts Foundation. Event Description: Lyle Lovett was one of the most distinctive and original singer/songwriters to emerge during the ‘80s. Though he was initially labeled as a country singer, the tag never quite fit him. Lovett had more in common with ‘70s singer/songwriters like Guy Clark, Jesse Winchester, Randy Newman, and Townes Van Zandt, combining a talent for incisive, witty lyrical detail with an eclectic array of music, ranging from country and folk to big-band swing and traditional pop. Lovett’s literate, multi-layered songs stood out among the formulaic Nashville hit singles of the late ‘80s as well as the new traditionalists who were beginning to take over country music. Drawing from alternative country and rock fans, Lovett quickly built up a cult following which began to spill over into the mainstream with his second album, 1988’s Pontiac. In the summer of 1996, Lovett re-emerged with The Road to Ensenada, the first album since Pontiac to be dominated by country songs. In addition to performing well on the pop charts, where it entered at a career peak of number 24, The Road to Ensenada performed strongly on the country charts, entering at number four. Smile, a collection of songs recorded for various movie soundtracks, appeared in 2003, followed that same year by My Baby Don’t Tolerate on Lost Highway. The label also released It’s Not Big It’s Large in 2007 and Natural Forces in 2009. A holiday EP, Songs for the Season, appeared in 2011, and a couple of tracks from it ended up on Release Me, Lovett’s final album on his Curb Records contract, which appeared in 2012. Maintaining Your HVAC

Some people refer to the heating and air conditioning systems as the "comfort systems."  If you've ever had to be without one in the dead of winter or the heat of summer, lack of comfort may be an understatement.  Simple maintenance with a HVAC checklist is something that every homeowner can perform.

Periodically

·         Change your filter every 90 days; every 30 days if you have shedding pets.

·         Maintain at least two feet of clearance around outdoor air conditioning units and heat pumps.

·         Don't allow leaves, grass clippings, lint or other things to block circulation of coils.

·         Inspect insulation on refrigerant lines leading into house monthly and replace if missing or damaged.

Annual, in spring

·          Confirm that outdoor air conditioning units and heat pumps are on level pads.

·         Pour bleach in the air conditioner's condensation drain to clear mold and algae which can cause a clog.

·         Avoid closing more than 20% of a home's registers to keep from overworking the system.

·         Replace the battery in the home's carbon monoxide detector.

Even with the attention that performing this list will provide, it is recommended that you have your units serviced annually by a licensed contractor.  Furnaces can be inspected for carbon monoxide leaks and preventative maintenance may help avoid costly repairs.  Click Here if you'd like a recommendation.

Standardized or Itemized?

Taxpayers are allowed to decide each year whether to take the standard deduction or to itemize their deduction when filing their personal income tax returns.  Roughly, 75% of households with more than $75,000 income and most homeowners itemize their deductions.

The 2012 standard deduction, available to all taxpayers, regardless of whether they own a home, is $11,900 for married filing jointly and $5,950 for single taxpayers.

Let's look at an example of a homeowner couple with a $150,000 mortgage at 3.5%.  The standard deduction would give them $2,650 more than the total of their interest paid and property taxes of approximately $9,250.  If they were in the 28% tax bracket, the actual tax savings would be $742.00.

When mortgage rates were considerably higher, many people expected the interest and property taxes to easily exceed the standard deduction but with today's low rates, a comparison is certainly justified.

There are other things that could come into consideration like charitable contributions, medical expenses and casualty losses.  Tax professionals will compare available alternatives to find the one that will benefit the taxpayer most.

Financing Today

We're constantly bombarded by lenders to refinance our mortgage under a variety of programs. The volume of offers can almost make you numb to the rational consideration.

There are common rules of thumbs that homeowners and agents use such as not refinancing more often than every two years or there must be at least 2% savings from your previous mortgage rate may not always be accurate.

The reality is that if you can refinance for a lower rate and you'll be in the home long enough to recapture the cost of refinancing, it should be considered. The costs of previous refinancing that haven't been recaptured by monthly savings may need to be added to the costs of the new refinance.

Take a look at the chart that shows the average rates according to Freddie Mac for 2012. They are lower today than they were in January of 2012 and for the ten years before that.

Refinancing may save you a substantial amount of money, especially if you're going to be in your home for a long time. It is definitely worth investigating. To get a quick idea of what your savings could be, use this refinancing calculator.
