WATCH FOR CLUES!
Selling your home is not an exact science. It is a very human process that involves emotion, value judgements, and even whimsical decision-making. Evaluating your progress towards a sale can be difficult, yet there are clues.
When your home is being shown, do the prospects linger and ask questions? If so, they may be interested. If they return for a second look, they may be seriously considering a purchase. If not, chances are they made a value judgement and eliminated the home from further consideration. Your challenge is to learn why.
Is your home being shown often to a broad group of prospects without benefit of a single purchase offer? If so, they may be sending a strong message that they consider the price too high for the benefits offered. A secondary message may be that the condition of the home does not justify the price. Although painful to the pocketbook, these clues may be the ones requiring the most attention.
If your home is not being shown, it may need more exposure to potential buyer. This can be accomplished by asking your agent to implement a more aggressive marketing campaign.
Remember that your agent understands the marketing process and recognizes the clues. Be prepared to adjust your approach to selling, as circumstances require. Ask for, and follow, the agents advice for a rewarding home sale experience. |
